CORFU. First to open will be the restaurant on the ground floor. After the end of the season, work will begin on the development of the four luxury suites, aiming to have them ready by Easter 2025.

A new high-level infrastructure is being added to the tourist map of Paleokastritsa. The former "Xenia" Hotel on the central beach is expected to open its doors in July to welcome the public in the renovated ground floor space, which will operate as a restaurant with the capability to serve the beach as well.

The historic building, constructed in 1932, will be introduced to residents and visitors under the name "Aragosta". The property has been leased to "AKROTIRI BEACH PALEOKASTRITSA SA", the sole bidder in the online auction conducted by ETAD for the lease of the three-story building, with a total area of 498.23 square metres.

According to the representative of "AKROTIRI BEACH PALEOKASTRITSA SA", most of the hiring for the restaurant has already been completed, and the company has also leased space for beach sunbeds to serve bathers.

After the end of the season

The business plan of the leasing company also includes converting the eight existing rooms into four spacious luxury suites, with views of the turquoise waters of Paleokastritsa Bay. Work is expected to begin after the end of this year’s tourist season, with the goal of having the suites ready and available by Easter 2025.

The property has been leased for 15 years with the option to extend for another 15 years, with the annual rent set at 75,000 euros. The winning company has made a significant investment to enhance the tourist product and the broader development of the area. The family behind the company has a long and rich history in the hotel industry since 1936, with three other hotels in Paleokastritsa: the “Zephyros”, the “Apollo”, and the “Akrotiri”. The ambition of the fourth generation of hoteliers is to contribute through this investment to the tourism development of Paleokastritsa, which is a major attraction for thousands of tourists every summer.

The property

The Paleokastritsa tourist pavilion is located at Koggou, on the Paleokastritsa beach of Agios Spyridonas Bay, south of the Byzantine castle of Aggelokastro. The property was originally constructed in 1932 and was converted into the "Xenia" tourist pavilion in the early 1950s by the Greek National Tourism Organisation.
