Tax incentives to turn Airbnb properties into long-term rentals

ATHENS. Bill presented by the Ministries of National Economy, Development, and Tourism for its implementation starting from the next tourist season. Announcements to be made by Greek PM at the Thessaloniki International Fair.

According to information from the publication Vradini tis Kyriakis, the regulations that will be brought to Parliament for a vote in the autumn will take effect starting in 2025. The main and key pillars of this policy are expected to be:

  • The assembly of property owners in each apartment building will decide by majority vote whether short-term rentals of apartments are allowed.

  • Owners who leave Airbnb and return to long-term rentals will not be taxed on the rent they receive for 3 or 5 years.

  • Those who have three or more properties for short-term rental will be taxed as self-employed, with imputed income, business tax, advance tax payment, etc.

  • A cap will be established on the number of properties in each city that can be listed on platforms like Airbnb.

  • A maximum number of days per year for short-term rentals will be set, depending on the population of each city.

  • The issuance of a Golden Visa will require mandatory long-term rental of the property.

The Ministries of National Economy, Development, and Tourism are responsible for drafting the legislation, and they will create a population map so that, by joint decision of the ministers, restrictions can be set on the availability of properties for short-term rental in geographic areas where housing protection is a concern.

The Prime Minister is expected to make related announcements from the podium at the Thessaloniki International Fair.
