Castello Bibelli tower restoration at permits and studies phase
CORFU. The works on the historic property will last approximately four years.
The important project for the restoration of the legendary Castello Bibelli is currently in the phase of necessary permits and studies. After the required work is completed, it will open its doors as a five-star boutique hotel.
The Development Director of Fais Group, Tilemachos Stylianós told Enimerosi that this is a significant investment in Corfu, with the aim of restoring the legendary, architecturally significant building to create a luxury hotel worthy of the myth surrounding it. "At the moment, we are in the phase of permits and studies for the restoration of the castle and the restoration of the surrounding area. We will have the schedule of the works once this process is completed," he said, indicating that inspections of the historic property are being carried out from time to time, with another one planned in the near future.
Investment Scheme
The utilisation of the historic property in Corfu, which was transferred from TAIPED to an investment scheme for 4,111,505 Euros, is being undertaken by the joint venture under the distinctive title 'Castello Bibelli S.A.,' created by entrepreneur Sami Fais (of the Fais Group) and the property management company Bluehouse.
The project involves the revival and conversion of the Tower into a boutique unit of high standards, including a limited number of residences within the 77-stremma estate.
Within the framework of the Special Spatial Development Plan of the Public Property of Castello Bibelli, investors are obliged to restore the listed building, designated as a modern monument, constructed in the early 20th century by Italian Admiral Bibelli.
Following appropriate modernisation works, the building will operate as a 5-star boutique hotel, harmonised with the architectural character of the property. The restoration of the building will create 17 luxurious suites with their own bathroom and living area (9 on the ground floor and 8 on the first floor and in the two towers), with a capacity of 51 beds.
At the same time, the utilisation of the surrounding area where possible is proposed, with the creation of communal green spaces, recreational areas, accessible paths, and outdoor cafes - restaurants. The three buildings located north of Castello will become support facilities of the hotel with auxiliary and complementary uses such as dining and recreational areas and a rejuvenation therapy area, as well as the required accompanying infrastructure works.
Additionally, on the approximately 60,400 square metres of the resort-tourist village, resort residences will be constructed, with a capacity of 135 people. Outdoor sports facilities, outdoor communal gathering spaces, communal green areas, parking areas, other communal spaces, as well as the required infrastructure projects are also planned.
However, as it is a listed building, the licensing process is time-consuming. In fact, just last April, the Urban Planning Study for the creation of the resort-tourist village at Castello Bibelli was approved by the Central Council of Modern Monuments.
Four Years
Once the cycle of required permits and studies is finally completed, the works for the restoration of the historic property will last approximately four years, with a total investment plan amounting to 20 million Euros.
The property is located in a privileged position and in one of the most touristically developed and beautiful areas of Corfu, surrounded by lush hills, beautiful beaches, high-standard hotel complexes, rental rooms, tavernas, and award-winning restaurants.
