Clarification on the Erimitis project from investor NCH Capital

ATHENS. Following the appeal to the EU by local organisations NCH Capital has provided clarification regarding the 120m Euro investment in Erimitis.

Following the appeal to the EU by local organisations NCH Capital has provided clarification regarding the 120m Euro investment in Erimitis.

Statement from the investors:

The project is located on 490 stremma of land in Erimitis in the northeast of Corfu.

- 93% of the land will remain green - there will only be construction on 7% (35 out of the 490 stremma).

- The construction permitted has been fixed with the approval of the state Special Land Development Plan 'Kassiopi Corfu' in 2013 and the approval of the Planning Survey in 2016.

- The architectural plans, size of the hotel, villas etc have remained unchanged since they were drawn up.

- The main principle of the project is based on highlighting the natural environment of the area. Consequently, the buildings will be integrated into and enhance the surrounding environment.

- With the approval of the Environmental Survey in 2015, the strict terms and conditions for the environmental area have been laid down and will be self-reliant. Planned provisions include: biological treatment system; modern desalination plant for water supply (from the sea) and water table protection; forest fire protection system; integrated waste management system with sorting at soource etc.

- In addition to the strict regulations in the environmental survey there will also be energy efficiency certification from a leading international energy body.

- The wooded area of the land will remain untouched and will be efficiently protected for the first time. The existing paths will be made more accessible and will remain open to the public.

- All the public areas will be handed back to the North Corfu Municipality with the investor being responsible for their conservation and maintenance.

- During the licensing procedure, 10 appeals have been lodged - including 7 to the Council of State, which have been rejected.

- A decision is still awaited from the Ioannina Court of Appeal regarding the appeal against the defining of a 12,560 sq.m. section of the plot as non-forest (the appeal has been heard but a decision i still awaited). A court decision is also awaited on the suit filed by Corfu Municipality requesting that it be recognised as legal owner of three paths in the plot of land. It should be noted that Corfu Magistrate Court rejected similar applications for interim measures - based on the same arguments - from Corfu Municipality in 2017.

- Still pending for permission to be granted is the approval of the elevation survey for the public roads in the construction zone, which was submitted to North Corfu Municipality on 16 September, 2019. According to law, the deadline for approval of the elevation survey is 60 days.
